For more than 30 years our director, Andy Northover, has been delivering on our promise to provide unique designs that are both visually dynamic yet environmentally friendly. We pride ourselves on never delivering anything less than perfection to our clients.
We offer initial consultations for free which include sketch schemes - budget costings for the works, professional fees, local authority fees, building inspector costs, structural engineer and build costs. At this initial stage we can advise on whether planning permission is required or if the permitted development route is better to go down.
We work with different kinds of computer programme's and graphics to help guide you to the best option for your project.
Even if a proposed extension may be allowable under permitted development – ie no planning permission required – we would strongly recommend that we seek a certificate of lawful use from the council. The certificate is the councils way of confirming that the use of the extension is lawful for planning purposes or that your proposal does not require planning permission, a 'Lawful Development Certificate' (LDC) is an invaluable document should you ever come to sell the property.
It is not compulsory to have an LDC but there may be times when you need one to confirm that the use, operation or activity named in it is lawful for planning control purposes.
